Fees & money
Fees & how money moves
No card processors, no custodial balance. Every payment moves wallet → escrow vault → seller, on Soneium, with the transaction hash as the receipt.
How a purchase works
- Agree the listing. Every listing has a fixed ask price in USD, lawyer-reviewed before it can sell.
- Pay the escrow vault. You send the exact amount in USDC.e, USDSC, or ETH on Soneium to the listing's escrow address, then paste the transaction hash.
- We verify on-chain. The backend confirms the transfer (asset, amount, ≥2 confirmations) before anything is recorded.
- You confirm, seller is paid. Once you confirm receipt, the release is approved for payout to the seller. Before that, funds sit in escrow — not with LandFi, not with the seller.
What it costs
| Item | Cost | Notes |
|---|---|---|
| Platform fee (Alpha) | 0% | Alpha launch period — the ask price is what you pay. |
| Soneium network gas | chain rate | Paid to the network by your wallet, usually cents. |
| USDC.e price check | 0.5% | Slippage tolerance when paying in ETH (CoinGecko oracle). |
| Listing (sellers) | free | Mapping + submitting a parcel is free in Alpha. |
| Lawyer verification | covered | Handled inside the platform during Alpha. |
Fees after Alpha will be published here before they change — no silent switches.
If something goes wrong
- Wrong amount / wrong asset? The on-chain check rejects it — nothing is recorded, your funds never leave escrow state.
- Seller doesn't deliver? If you never confirm receipt, the escrow is not released. Disputes are reviewed with the verifier who signed the parcel.
- Replay protection. Each transaction hash works once — a reused hash is rejected automatically.
USDC.e, USDSC, or ETH?
USDC.e matches the USD ask price 1:1 — simplest for buyers.
ETH is priced at payment time via the CoinGecko oracle with a 0.5% buffer, so a small price move doesn't fail your payment.
Digital deed proof is not legal title. Escrow protects the payment process — it does not convey ownership.
